Unlike neighbourhoods that grew up around an existing landmark or waterfront, Dubai South's value case rests substantially on planned infrastructure — the eventual scale-up of Al Maktoum Airport, logistics and aviation-linked employment, and the area's residential and commercial master plan.
Land and off-plan property here tend to be priced with that longer growth timeline in mind, which can mean meaningful upside for patient investors — but also more sensitivity to how quickly planned infrastructure, particularly the airport expansion, actually materialises on schedule.
It's not the right fit for every buyer, but for those comfortable with a longer runway, Dubai South is one of the clearer examples of Dubai's development strategy playing out around future infrastructure rather than existing demand.
